Maintenance Manager
Location: Winchester, Hampshire, United Kingdom
Salary: £35,000 per annum / 45 Hours per week
Contract: Full time, Permanent
Job Summary
Take responsibility for the general maintenance of the property, upkeep of its facilities and the management of the maintenance team to ensure jobs are completed efficiently and guest expectations are met.
Job Responsibilities
* Ensure all maintenance is carried out daily to a high standard.
* Manage contractors on site and ensure they follow hotel protocol.
* Monitor contractors, ensuring correct paperwork and visitor sign‑in.
* Maintain a safe working environment across the property and surrounding grounds.
* Carry out planned maintenance according to H&S schedules (daily, weekly, monthly, quarterly, annually).
* Ensure plant rooms and other critical areas are safe and staff are aware of safety requirements.
* Ensure all staff have the necessary training and are signed off.
* Maintain up‑to‑date H&S records.
* Keep equipment safe and free from theft; maintain stock levels.
* Implement H&S procedures wherever necessary.
* Understand budget construction and influence profit / loss results.
* Monitor stock movement and ensure security.
* Assist in monitoring contractor agreements and ensure quotes, tenders and accounts match agreed costs.
* Maintain par stocks of equipment and report the monetary value to the financial controller monthly.
Experience, Skills & Abilities
* Previous experience in a maintenance role within the hospitality industry.
* Experience managing a team of maintenance technicians.
* Knowledge of building systems: HVAC, electrical, plumbing, fire safety.
* Familiarity with preventative maintenance programmes and scheduling.
* Strong problem‑solving and troubleshooting skills.
* Excellent attention to detail.
* Ability to work flexible hours and be on call for emergency maintenance.
* Knowledge of safety regulations and ability to ensure a safe environment.
* Professional, positive attitude when interacting with guests and staff.
* Computer literacy for compliance and audit tasks.
