Resident Maintenance Engineer

Join Pareto Facilities Management Ltd as a Resident Maintenance Engineer.


Pay range

Based on skills and experience.


Purpose of role

As a maintenance operative responsible for both planned and reactive maintenance supporting the contract, supervisor or management, ensuring client assets are maintained in a safe, efficient and functional order.


Key Responsibilities and Accountabilities

* Maintain and repair the client’s mechanical and electrical systems and associated components.
* Review sub‑contractor performance on specialist visits and repair works.
* Maintain a safe and healthy workplace.
* Complete simPRO/instruction sets, ensuring each line entry is annotated and step completed with a photograph when planned maintenance was completed.
* Logbook record keeping for electrical, mechanical, water systems, including health and safety.
* Notify the TSM and management of issues affecting statutory planned maintenance.
* Maintain comfortable environmental conditions via HVAC plant.
* Perform reactive repairs to plant/equipment failure; fault‑find on mechanical and electrical systems, respond to BMS alarms.
* Highlight hazards discovered during maintenance.
* Operate all plant equipment responsible for, including preparation of plant start‑up, shutdown, fault‑finding, and routine housekeeping.
* Maintain records and documents for health & safety, test reports, service reports, and quality assurance.
* Keep supervisor, business support team informed of all work progress.
* Communicate impact of maintenance activities prior to execution.
* Provide training/knowledge to ensure safe continuous operations.
* Immediately report real or potential hazards to TSM/Contract Manager.
* Isolate and secure pressure systems; perform dead / de‑pressurising.
* Work overtime, evenings, weekends, public holidays as required; no guaranteed overtime.
* Undertake any other duties assigned by contract, supervisor or management.


Operating Procedures

* Preparation of plant start‑up.
* Plant start‑up (normal and emergency).
* Running checks, plant changeover.
* Plant shutdown (normal and emergency).
* Fault finding, optimum plant run times.
* Regular housekeeping walk‑rounds.


Premises To Ensure

* Plant rooms clean and tidy.
* No health and safety issues.
* Plant operates per building specification.
* Effective and courteous liaison with clients and end users.
* Good communication skills (written and verbal).
* Carry out maintenance, repair and small installation tasks as directed.
* Maintain records and documentation for health & safety.


Knowledge, Skills, Experience

* Qualified City & Guilds Level III or equivalent in Electrical (essential).
* Qualified City & Guilds Level III or equivalent in Mechanical (essential).
* Completed 18th Edition I.E.E (essential).
* Completed City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
* IOSH Working Safely (desirable).
* PASMA and IPAF 1b/3a/3b (desirable).
* Good knowledge of Electricity at Work safe practices and Memorandum of Guidance (essential).
* Unvented hot water systems training (desirable).
* Knowledge/experience in BMS, generator, controls, lighting systems, plumbing, sanitary wear, drainage, low pressure hot water, pressurisation, ventilation, ACOPS L8 and cooling tower systems (desirable).
* High voltage systems certification (desirable).
* Experience with boilers, ventilation, pumps, generators, switchgear, cables, batteries, small power and lighting.
