Reporting to the Construction Director with the support of the Project and Customer Services Teams.
This is a new company position with an award-winning builder/developer with a strong stream of live apartment and mixed-use projects.
Currently, they need to appoint a maintenance/defects manager to assist with the companies growth,
This is problem problem-solving role working alongside both the construction team and general works teams - looking at both live projects and possibly new schemes
The company undertakes several new build projects in the Midlands and South of England.
Following completion, they have several retentions and issues due to ongoing or new issues. This position will take ownership of this ensuring either internal or subcontractors are appointed to solve.
With a Customer Services Manager and two customer service Operatives already in place, this role will sit independently of them in dealing with the more complex issues which require more detailed investigation and follow-up.
The role will involve a mix of working from home and site visits.
Ideal locations for the positions will be Wiltshire. Gloucestershire, Oxfordshire, Buckinghamshire, Berkshire. The company is based in Worcester with sites in Central/ Southern England.
Experience:
* Strong practical construction knowledge
* Happy to travel (throughout the Midlands, South East, South West and Wales)
* Excellent communication skills - verbal and written with an ability to communicate internally across teams, and externally with clients/supply chain
* Strong problem-solving skills
* Ability to research a problem and provide plausible solutions
* Quick to deal with issues whilst using a considered approach
* Understand the impact of cost and be mindful of send
* Would suit an individual who likes to get things finished
Experience & Qualifications
* SMSTS essential
* First Aid at Work desirable
* Site Management Experience desirable
* Client Liaison Experience essential
* Clerk of Works Experience desirable
Role and Responsibilities
* Attend Site meetings eight weeks before project handover to ensure DRG quality Standards are being met and any quality issues are proactively resolved by site team before handover.
* Attend site on a weekly basis eight weeks before handover, produce and manage snag lists, and ensure site team complete defects/snags proactively to DRG accepted standard.
* Attend project handover and meet client after care/building manager.
* Chase Practical Completion (PC) Certificate and ensure it is filed on the system within seven days of handover.
* Arrange Defects meeting and list with client/building manager nine months after PC.
* Complete defects and manage completion of supply chain defects by no later than 14 months after PC.
* Obtain Making-Good Defects Certificate (MGD) no later than 14 months after PC date and ensure it is filed on the system within seven days of MGD.
* Provide Monthly Defects Progress Report to Head of Projects at Monthly Production meeting.
* Resolve design and quality issues around latent defects that occur in relation to groundworks and the envelope of the building (roof; M&E and windows).
* Attend monthly Production Meetings.
* Provide Reports to Senior Management on latent defects with proposed resolutions and lessons learnt for future projects.
* Assist with site visits and on-site supervision within the General Works Division.
* Liaise with cthe lient / rest of the aftercare team around defects alongside the aftercare manager
