About the role Are you a driven and experienced professional ready to make a difference in housing safety and compliance? Cornwall Housing Limited is looking for a passionate expert to lead and manage our Mechanical, Electrical (M&E), Lift, and specialist equipment services. This pivotal role will ensure all servicing and repairs, including gas, oil, renewable energy systems, solid fuel appliances, and electrical testing, is delivered efficiently and legally across our housing stock. You’ll be responsible for achieving 100% statutory compliance in heating servicing and for protecting our tenants by maintaining the highest safety standards. As our go-to expert, you’ll lead a team of supervisors and specialists, ensure high-performing contractor relationships, and drive capital improvement programmes aligned with our business plans and the asset management strategy for Heating and Electrical upgrades to ensure decent homes standards are achieved. In this dynamic role, you’ll also head up our No Access team, playing a crucial role in overcoming access challenges for compliance inspections and upgrades. This involves close collaboration with Housing Management and Rents income colleagues to ensure legal procedures are followed where access has been refused. You'll be the cornerstone of CHL’s risk management and compliance approach, ensuring systems are not only legally compliant but also forward-thinking and tenant focused. Your leadership will support the continuous improvement of service delivery, performance management, and the development of cost-effective, customer-centric solutions that put residents first. About you To be successful, you’ll be/have: Proven experience of Health and Safety involving Property Maintenance M&E, Lifts and specialist equipment and minor works schemes including holding at least IOSH Manging Safely. A thorough understanding and experience of M&E related health and Safety legislation, policy and regulation and Environmental Law. Proven experience or specialist qualification in M&E and/or working within an M&E repair and maintenance management capacity. Site Managers CSCS (Platinum or Black) card and Site Management Safety Training Scheme (SMSTS) Relevant gas and/or electrical technical qualifications, e.g. ACS/NVQ3 6012 (gas) and/or C & G 2382/NVQ3 (electrical) Proven track record of staff management across a range of disciplines and multiple sites. Has excellent demonstrable ability to motivate, support, develop and coach the team or individuals across the business and numerous sites, providing sound professional advice, guidance and direction. A successful track record of establishing and sustaining a performance management culture, supported by effective and efficient management information systems. Significant track record of success in building effective teams and leading professional staff (in several disciplines) to achieve project delivery. Experience of advising senior managers and building relationships with contractors and clients, requiring support, persuasion, advocacy and sensitivity. Proven practical knowledge and detailed understanding of Risk Management related to maintenance and construction works. Our offer to you Salary: £57,141.00 Working Hours: 37 hours per week Contract Type: Permanent Base: Hybrid working - working from office, home, site and in the community as needed. Your base will be our main office in Chy Trevail, Bodmin, PL31 2FR. This role requires you to typically work from the office at least 2 days per week.
