Main Purpose of the role
As a member of the Senior Management Team and reporting to the CEO, you will lead the property repairs and maintenance function. Ensuring the delivery of efficient, high-quality, cost-effective and customer-focused repairs and maintenance services. This includes overseeing reactive and planned maintenance, compliance with health and safety standards, and continuous improvement of service delivery.
Specific Tasks & Responsibilities
Strategic Leadership:
* Develop and implement maintenance strategies, drive innovation and change to ensure timely and cost-effective repairs to reduce void times while maintaining the quality and longevity of housing stock.
* Produce regular reports on performance, compliance, and financial status for CEO, Board members and senior management.
Team Management:
* Provide leadership to maintenance teams, ensuring clarity of direction, effective communication, and staff development.
* Lead and manage a team of repair and maintenance professionals, fostering a culture of excellence, collaboration, and accountability.
* Oversee the delivery of reactive and planned maintenance programs, ensuring they are completed on time, within budget, and to the required standard.
Customer Satisfaction:
* Focus on delivering high-quality services tailored to residents' needs, continuously seeking feedback and opportunities for improvement.
* Manage and monitor performance against agreed KPI’S, driving continuous improvement.
Compliance:
* Ensure adherence to housing regulations, safety standards, and best practices in maintenance operations
Budget Management:
* Oversee budgets related to repairs, maintenance, and health and safety compliance, identifying opportunities for cost-efficiency.
Stakeholder Engagement:
* Foster strong relationships with contractors, staff, and residents to enhance service delivery.
* Manage procurement and relationships with contractors and suppliers, ensuring value for money and high-quality outcomes.
* Collaborate with other teams, including asset management and housing services, to align property repairs with organisational priorities.
Person Specification
Essential
* Extensive experience in a senior repairs and maintenance role within the housing sector or a similar field.
* Strong knowledge of UK building regulations, health and safety legislation, and best practices in property maintenance.
* Demonstrated ability to lead and inspire teams to achieve high levels of performance.
* Proven financial management skills, including budget setting and cost control.
* Excellent problem-solving skills and the ability to work under pressure to meet tight deadlines.
* Exceptional interpersonal and communication skills, with a commitment to customer-focused service delivery.
* A full UK driving licence and willingness to travel to various sites.
* Ability to use and analyse data to focus improvement activities and resources.
Desirable:
* Relevant professional qualifications (e.g., CIOB, RICS, or similar).
* Experience working within a housing association or social housing environment.
* Familiarity with property management systems and IT tools.
