What You'll Be Doing
The Commercial team is responsible for delivering best-quality homes at the best possible cost. The role includes quantity surveying, estimating, procurement, material buying, value engineering and managing all commercial aspects of a site. You will report to the Senior Quantity Surveyor / Commercial Manager and be accountable for cost control, budgeting, valuations, and compliance with Group policies and procedures.
Responsibilities
* Maintain all cost‑control procedures within Group policy guidelines.
* Compile weekly, monthly and quarterly reports and monitor cost performance.
* Manage and update estimated final costs, presenting absolute cost and value reconciliation.
* Contribute to conceptual design options to keep designs within budgeted values.
* Prepare the Site Start Budget and liaise with all departments to enable construction kickoff and sales marketing.
* Lead value‑engineering activities and update Group and Regional site review documents.
* Control budget overruns within contingency levels and manage cost adjustments.
* Prepare accurate costings for all aspects of site development.
* Analyse and report on costs and cash flow using available support systems.
* Prepare tenders, procure sub‑contractors, goods and materials following Group procedures.
* Compile subcontractor recommendations for approval and process orders, payments and variations.
* Evaluate and agree variations and instructions while ensuring budgetary constraints are respected.
* Liaise with site personnel and subcontractors to maximise productivity.
* Attend project and team meetings, presenting the commercial position as required.
* Compile and present valuations at Divisional valuation meetings.
* Control all commercial aspects relative to the RSL and ensure compliance with building regulations, NHBC, HSE, and other relevant codes of practice.
* Perform additional duties as assigned by the Senior/Managing Surveyor or Commercial Manager.
* Promote and uphold Group values, systems, policies, and procedures, including IT compliance.
Required Qualifications
* HND level or higher qualification and a valid CSCS card.
* Comprehensive knowledge of current market rates and conditions.
* Ability to control costs for all trades and provisions to ensure live cost certainty.
* Highly numerate with excellent attention to detail, able to gather, interpret and present data for budgets and valuations.
* Methodical, conscientious, and organised; delivers high standards.
* Strong IT skills and working knowledge of commercial project management / payment and valuation software.
* Articulate, credible, and able to thrive under pressure in a fast‑paced environment.
* Capable of resolving disputes, problems, and cost issues.
* Self‑motivated with the drive to take ownership of projects and work on own initiative.
* Strong communication skills, building effective working relationships internally and externally.
* Wide experience in the house‑building industry.
* Strong knowledge of Building Regulations, NHBC, and Health & Safety requirements.
