Opportunity
We are seeking an experienced
Block Manager
to join a well-established property management business. This is a fully
office-based role, managing a portfolio of residential blocks and estates, with responsibility for delivering high levels of service to leaseholders, freeholders, and developers. Block Manager Key Responsibilities
Manage a portfolio of residential blocks and estates, ensuring smooth day-to-day operations.
Prepare and manage
service charge budgets, reconciliations, and year-end accounts.
Oversee
maintenance works, ensuring Section 20 consultation is carried out correctly.
Carry out
regular site inspections
and ensure compliance with health and safety obligations.
Liaise with contractors, residents, leaseholders, and RMC/RTM directors.
Deal with arrears collection and service charge queries.
Prepare and attend client and resident meetings where required.
Ensure compliance with
The Property Institute (TPI) and RICS best practice guidelines .
About You
Minimum of 35 years experience in residential block management.
TPI qualified (or working towards)
strongly preferred.
Strong understanding of
leasehold law, Section 20, and service charge management .
Excellent organisational and communication skills, with a customer-focused approach.
Confident with property management systems (e.g. Qube, MRI, Horizon).
Able to manage a busy portfolio with professionalism and attention to detail.
