Purpose of the role
To work as part of the Residential Property team to provide professional, pro-active support to the fee-earning team.
Accountabilities / Responsibilities
* Deal with all post-exchange work from the department, including liaising with clients, third parties, banks and agents; producing completion statements and other documentation required for completion.
* Comply with undertakings given on exchange, including sending contracts and deposits within required timeframes.
* Prepare for completion on sale and purchase transactions: undertake pre-completion searches, submit Certificates of Title, request final redemption statements and prepare all required finance forms.
* Put indemnity insurance on risk following completion.
* Strictly comply with all deadlines.
* Submit Stamp Duty Land Tax Returns and payment on completion.
* Submit AP1 to HM Land Registry within the priority period.
* Respond to requisitions raised by HM Land Registry and comply with title restrictions.
* Liaise with managing agents, management companies and landlords to provide required paperwork on completion.
Qualifications / Experience
* Educated to GCSE level or equivalent.
* The ideal candidate will be an enthusiastic team worker with previous office administration experience, preferably within a residential conveyancing/legal environment.
* Well-organised, positive, with excellent communication skills. Strong IT ability and good knowledge of MS Office (Word, Excel, Outlook). Ability to manage a varied workload and work under pressure to deadlines.
* Demonstrates a positive approach and interest in the work of the fee earners and shows initiative in responding to queries and solving problems.
* Ability to build and maintain relationships with fee earners and other team members, and to contribute to team activities.
