About the Role
We are seeking a proactive and highly organised Property Manager to oversee a portfolio of residential properties across Teesside. The successful candidate will be responsible for ensuring the efficient management, maintenance, and compliance of properties, while providing exceptional service to landlords, tenants, and contractors.
Key Responsibilities
Portfolio Management
* Oversee day-to-day operations of a designated property portfolio, ensuring all properties are well maintained and compliant with legal and company standards.
Tenancy Management
* Manage new lettings, renewals, and terminations.
* Conduct regular property inspections and organise necessary maintenance or repairs.
* Address tenant queries and complaints promptly and professionally.
Maintenance Coordination
* Arrange and monitor repairs and maintenance work.
* Liaise with approved contractors and suppliers, ensuring quality and cost-effectiveness.
Compliance & Legal Duties
* Ensure all properties meet statutory requirements (Gas Safety, Electrical Safety, EPCs, AML, Selective Licence etc.).
* Keep up to date with UK property legislation and letting regulations.
Client Relations
* Maintain strong relationships with landlords, tenants, and external partners.
* Provide regular updates and professional advice to property owners.
Skills & Experience Required
* Previous experience as a Property Manager, Lettings Manager, or in a similar role would be an advantage, but not essential as full training will be provided.
* Strong understanding of residential lettings legislation.
* Excellent communication and negotiation skills.
* High attention to detail with strong organisational abilities.
* Ability to manage multiple tasks and deadlines efficiently.
* A positive team player with the ability to work effectively in a team environment.
* IT proficient, with experience using property management software would be an advantage.
* A full UK driving licence and access to your own vehicle are essential.
* Sales experience is not essential but would be an advantage, as the role may include property sales in the future.
