Mechanical Project Manager - Lifecycle Works

Here at Serco, we are recruiting for a Project Manager to join our Estate's team based at The James Cook University Hospital in Middlesbrough. Serco are contracted to provide hard and soft FM services including catering, portering, security, and estates's maintenance. As our Project Manager, you will be responsible for the management and delivery of all allocated SPC initiatied Lifecycle projects. This will include participating in the planning, design and delivery of any SPC Lifecycle Project Works interfacting with the Serco Estates and Facilities team. You will support the Lifecycle Manager with the effective running of the entire end-to-end Lifecycle Works process and will support safe working on site.
We are looking for candidates with a trade background in either a Building, Electrical or Mechanical bias with experience of CDM (IOSH/NEBOSH qualification).
Main responsibilities of the role include:
1. Project management of Serco initiated Lifecycle Works, to include CDM co-ordination, programming, and financial control to stringent requirements of both timescales and costs.
2. Provide reports detailing the asset condition and any work necessary to maintain the Hospital estate at the appropriate designated maintenance standard.
3. Participate in six monthly environmental and estates condition audits to identify asset conditions and future maintenance requirements.
4. Minimise disruption to the clinical continuity and mitigate/control project specific risks from unavailability and service performance deductions.
5. Manage the delivery of any reactive and Lifecycle works of the Annual Life Cycle programme as directed.
6. Liaison with and management of any external design consultants and architects associated with Lifecycle Schemes.
7. Carry out assigned Authorised/Responsible person duties for up to three individual building related disciplines.
8. Participate in the preparation of the Annual Programme identifying plant/services which may compromise hospital patient care delivery.
What you’ll need to do the role:
9. Knowledge of PFI contracts; preferably in a hospital setting beneficial but not essential.
10. Trade background within a Mechanical, Electrical or Building Fabric position.
11. Proven operational and Project delivery experience within the facilities management service, including pre and post tender work.
12. Qualified and experienced in managing site health and safety / CDM responsibilities as a Principal Contractor.
13. Ability to manage, interpret and suggest alternative solutions to operational and Life Cycle scheme issues.
14. Well-developed financial and analytical skills and good competency to work with complex data from a variety of sources and produce detailed reports.
15. Effective communication and customer relationships skills.
