In-House: Commercial Property & Asset Manager – Kingsley, in partnership with Urban Splash. Location: Manchester, England, United Kingdom.
THE OPPORTUNITY
Kingsley is exclusively retained and working in partnership with Urban Splash, the award-winning development & regeneration company. The role is to provide skilled Property Asset Management services to drive the performance of an allocated commercial property portfolio.
Responsibilities
* Deal with all Landlord & Tenant matters, including approval of customer requests, new leases, alterations, wayleaves, assignments, sub-lettings, rent reviews, renewals, dilapidations, etc.
* Ensure lease compliance from customer and landlord perspectives.
* Enhance customer retention by engaging with and building relationships.
* Positively influence financial output by being market-aware and engaged with customers and broader influences (ERV, target rents, etc.).
* Health & Safety compliance.
* Insurance compliance.
* Ensure upkeep, cleansing and maintenance of assets, ensuring quality, aesthetics and brand.
* ESG compliance and consideration, aligned with legislation and company goals.
* Deliver smooth customer transitions and asset compliance.
* Carry out return on investment assessments and CAPEX/OPEX requests.
* Collaborate with Safety & Facilities Management colleagues.
* Set service charge budgets (directly or with managing agents) and deliver/coordinate.
* Ensure the estate, property and vacant units are safe and presented to their best.
* Manage third-party consultants, including agents, solicitors, contractors and surveyors.
* Input into new developments and capex projects to ensure buildings are efficient, cost-effective, and deliver maximum customer experience.
Qualifications, Knowledge & Experience
* MRICS Qualified
* Property Management / Asset Management / Leasing Experience
* Liaising with internal and external stakeholders
* Service charge and budget setting/management experience
* Understanding of commercial case law and legal principles
* Working knowledge of Landlords & Tenants matters (e.g., Assignments, Underletting, Lease Renewals, Rent Reviews, Dilapidations, L&T Act 1954)
* Broad knowledge of Health and Safety legislation and practices
* Ability to work as part of a team and also self-motivate with initiative
* Proactive and positive attitude. Excellent written and verbal communication skills
* Excellent problem solver with positive mental attitude
