Job Title: Senior Quantity Surveyor (Social Housing)
Salary: £55,000 - £65,000 + company car / fuel / benefits package
Overview: VANRATH is recruiting a Senior Quantity Surveyor to work within the Building Maintenance department for a large, leading Construction Company in Belfast, Northern Ireland. The role involves leading all commercial, financial, and contractual aspects of multiple projects, focusing on maximizing profitability, ensuring legal and contractual compliance, and proactively managing commercial issues. The Senior QS will guide the commercial strategy and ensure successful project delivery from a financial and contractual perspective.
Key Responsibilities:
1. Project Financial Management: Oversee project budgets, forecasts, financial reports, cost control, and cash collection. Provide strategic insights to maximize profitability.
2. Contract Administration: Lead contract preparation, negotiation, finalization, and ensure obligations are met while minimizing legal risks.
3. Procurement and Tendering: Supervise procurement, evaluate bids, and select subcontractors and suppliers to ensure value and strategy alignment.
4. Cost Valuation and Reporting: Conduct valuations, manage payments, prepare final accounts, and oversee project profitability reporting, identifying risks and opportunities.
5. Risk Management: Identify, assess, and mitigate financial and contractual risks, developing strategies to safeguard the company's interests.
Candidate Profile:
* Degree qualified or relevant qualifications
* Extensive experience as a Quantity Surveyor
* Proven track record in senior roles managing high-value projects
* Strong understanding of construction methods, materials, and practices
* Advanced knowledge of contract law, building regulations, and health and safety
* Excellent commercial, negotiation, and influencing skills
* Good IT skills and strong communication abilities
* Ability to work under pressure and manage time effectively
