We have a vacancy for anEstate Manager to manage a comprehensive range of estates management services across a defined geographical area of circa 450 property interests, ensuring that the estate is fit for purpose.
The role
As Estate Manager, you will be responsible for a portfolio of properties in the North East of England, Scotland and Northern Ireland and support the day-to-day relationships with the key operational stakeholders for all elements of the property estate within your region.
You will be the main focus for estates management issues particularly Landlord and Tenant related matters such as lease events and be required to lead negotiations for rent reviews, lease renewals and regears falling within the scope of the National Estates Contract and be expected to deliver commercial value from these deals, thereby containing the cost base.
Other key accountabilities include:
* Provide support for lease events and estate changes and assist in estates related issues within projects, providing guidance and support around securing consents and approvals for alterations.
* Work closely with operational, Facilities Management, strategy colleagues and external estate management consultants to resolve all ad hoc estates related events.
* Monitoring the payment and collection of rentals, rates, service charges and other outgoings including pursuing outstanding rental payments and rating refunds/rebates.
* Work with external consultants to manage third party tenant relationships, work to include creation of service charge budgets and the management of any associated debt.
* Fully assist rating consultants in their efforts to reduce rating liability on the vacant portfolio by coordinating efforts to have operators cooperate in terms.
* Ensure that consultants fully maintain the property database, including applying performance measures.
Location
The role is to cover the North of England, predominantly Scotland. This is a large geographical area (Sheffield to Scotland and NI), and you must have the ability to travel to and within the region on a regular basis.
About you
You need to display the following skills and experience on your CV:
* A Member or Fellow of the Royal Institution of Chartered Surveyors (RICS) with strong post qualification experience (essential requirement).
* Experience in a property surveying discipline, ideally with an emphasis on Corporate Real Estate or Property/Estate Management.
* Good knowledge of both Scottish and English legal systems (essential)
* Ability to communicate to influence at all levels and develop relationships with customers and team members.
* Ability to implement change through challenge, consultation, negotiation and structured planning.
* Ability to manage and deploy a budget or raise revenue to targets to achieve business goals.
* Manages performance of consultants effectively, being able to challenge and achieve good working relationship to ensure estates service of high quality through informal and formal supplier management forums.
