Voids Repairs Manager

About the Role:
Swindon Borough Council is seeking an experienced and motivated Voids Repairs Manager to oversee vacant property repairs and minor aids and adaptations across our housing stock. This is a hands-on, customer-focused role, offering the opportunity to make a tangible difference to tenants and the wider community. You will work closely with local tenant groups, residents, and partner organisations to continually improve services and ensure homes are safe, welcoming, and quickly relet.
Key Responsibilities:
* Ensure empty homes are repaired and relet efficiently, in line with the Vacant Property Relet Standard.
* Deliver minor adaptations to support tenants' daily living needs.
* Manage the vacant property revenue budget and control expenditure in line with Council regulations.
* Maintain compliance with health and safety regulations, including Construction Design and Management (CDM) requirements.
* Conduct stock surveys, risk assessments, and specialist surveys (e.g., asbestos, structural, EPCs).
* Monitor tenant satisfaction and continuously improve void repair processes.
* Lead, motivate, and develop a high-performing team, promoting efficiency and best practice.
* Liaise with contractors, internal teams, tenants, community groups, and statutory bodies.
* Ensure all IT systems and procedures within the Voids team support service efficiency.
* Provide expert advice and reports to senior management, councillors, and stakeholders.
Skills, Knowledge, and Experience:
* Minimum 2 years' experience managing staff.
* Experience managing budgets and expenditure.
* Strong knowledge of construction, health and safety, planning, and building regulations.
* HNC or equivalent in Construction, or significant time-served experience.
* Full UK driving licence.
* Demonstrated commitment to partnership working and tenant engagement.
