Estates Director Location: Birmingham City Centre Daily Rate : £400 Contract: 3 months Nov 17, 2025 – Feb 17, 2026
The Opportunity Our client is seeking an exceptional Estates Director to provide strategic leadership and operational excellence across the Mailbox estate. Reporting to the Client FM Lead, this pivotal role is responsible for delivering the business plan, driving performance, and ensuring The Mailbox remains a best-in-class environment for occupiers, visitors, and residents alike.
You will lead a high-performing onsite management team, oversee all operational, financial, and ESG performance, and act as a key ambassador for The Mailbox within Birmingham's business and civic community.
Key Responsibilities Provide strategic and operational leadership for the management and performance of the Mailbox estate.
Deliver the client's business plan, ensuring continuous improvement in quality, efficiency, and customer experience.
Build and maintain strong relationships with occupiers, stakeholders, and local authorities .
Oversee service charge budgeting, financial reporting, and cost management, ensuring value for money.
Lead the implementation of the ESG strategy, promoting sustainability and social value across the estate.
Collaborate with marketing teams to drive footfall, visibility, and engagement .
Manage all contractor and supplier relationships to ensure exceptional service delivery.
Ensure compliance with all Health & Safety and environmental regulations .
Represent The Mailbox and its stakeholders in local BID, business, and community forums .
About You You'll be a proven senior estates or property management professional with extensive experience managing complex, mixed-use assets. You combine strong commercial acumen with excellent leadership, communication, and stakeholder management skills.
Essential experience and skills:
5–10 years' senior management experience in a high-profile mixed-use, retail, or commercial environment .
Strong customer and occupier relationship management background.
Demonstrable experience managing CAPEX projects and service charge budgets.
Comprehensive understanding of financial management, profit & loss, and performance reporting .
Excellent leadership and team development capabilities.
A proactive, strategic mindset with the ability to innovate and adapt.
Relevant degree or professional qualification (e.g. RICS, FM or property management diploma).
