Development Director – (North West)
Cobalt are working on behalf of a well-established UK property development and regeneration business to appoint a Development Director to join their North West team.
This is a senior leadership role with responsibility for driving forward a portfolio of complex, large-scale development projects, alongside identifying and securing new opportunities across the region.
The Role
Reporting into regional leadership, you will take ownership of projects from early-stage feasibility through to delivery. This will include overseeing planning, funding, commercial structuring, and ultimately bringing schemes forward to successful completion.
You will lead internal and external teams, manage key stakeholder relationships, and play a central role in shaping and delivering the regional business plan.
Alongside project delivery, you will be actively involved in originating new opportunities—working closely with public and private sector partners to unlock sites and structure viable development proposals.
Key Responsibilities
* Lead the delivery of major development schemes across residential, commercial, and mixed-use sectors
* Manage and mentor development team members, ensuring projects are progressing in line with programme and commercial objectives
* Oversee development appraisals, ensuring schemes remain viable and aligned with business targets
* Lead negotiations on key commercial and legal agreements including development, funding, and partnership structures
* Work closely with stakeholders including local authorities, funding partners, and consultants
* Prepare and present investment cases and updates to senior internal stakeholders
* Identify and secure new development opportunities across the North West market
* Contribute to wider business strategy, including pipeline growth and market positioning
* Champion sustainability and social value across projects
About You
* Proven track record in a senior development role within the property or regeneration sector
* Experience delivering complex, large-scale development projects from inception to completion
* Strong commercial acumen, with experience in appraisals and financial modelling
* Comfortable leading negotiations on development and funding structures
* Experience working with public/private partnerships and stakeholder-heavy environments
* Strong leadership and team management capability
* Excellent communication and presentation skills
* Ideally professionally qualified (e.g. MRICS)
