This is a one year fixed term maternity cover contract
Surveying Services is part of the Property & Asset Management department. The team are responsible for managing the property estate for their clients, with a focus on delivering industry leading management of their client’s properties, contributing to the Centre of Excellence and maintaining strong relationships with each client.
This is an exciting role for anyone who has experience in property management (whether that be practical or through education), with knowledge of lease terms and is currently is a property manager or some experience within real estate, that is looking for their next career move.
The Scotland Surveying Services team manages a wide range of assets for a variety of client sizes, with expertise in all Retail assets, Industrial, Offices and other Commercial assets.

General Expectations Will Include
7. Manage the transition of properties in and out of JLL management
8. Responsible for compliance relating to sites under their control, acting or escalating any issues relating to non-compliance
9. Carry out property inspections and prepare report for distribution to the Client, ensuring client reports are prepared to the correct specifications and issued to in accordance with agreed timescales.
10. Responsible for provision of accurate insurance data to the client’s chosen broker.
11. Responsible for ensuring that all insurance premiums are recharged to tenants
12. Responsible for taking the appropriate action in response to any legal notice received in relation to a managed property
13. Responsible for preparing data for client meetings, attending these meetings and carrying out any actions arising.
14. Reading of leases and ensure accurate data is maintained on the property management system
15. Ensure rent demands are raised accurately and on time
16. Ensure credit control targets are met
17. Ensure client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales, subject to approval by line manager as required
18. Ensure all fee invoices are raised in accordance with contracts and paid promptly
19. Review and approve service charge budgets
20. Review service charge cash flow and budget regularly
21. Approve service charge reconciliations
22. Identify and progress opportunities for cross selling activities
23. Responsible for arranging and chairing tenant meetings.
24. Ensure recording of minutes for tenant meetings and carrying out of actions arising
25. Identify opportunities for providing additional services to clients and put proposals to line manager
26. Identifying any asset management opportunities
27. Review tenant applications and prepare client recommendations within the required timescales.
Knowledge & Experience
28. Constantly updating knowledge of legislation relating to property management
29. Use knowledge of law relating to property management to make recommendations to the client
30. Able to build and maintain client, tenant and customer relationships
31. Understand the principles of lease structure and be able to read a lease
32. Be able to recognise opportunities for selling additional services to clients, including cross selling
33. Be able to apply legal principles of tenant applications for consent and process to be followed
34. Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements
35. Understand and apply all JLL procedures relating to work activities
36. Able to use IT software such as Word, Excel, and databases
37. Able to work as part of a team, supporting other team members and recognising the work of others
38. Build and maintain relationships with other parts of the wider JLL team
39. Excellent presentation skills.
