Due to an expanding order book, a busy Bristol-based client has an opening for a Senior Layout Designer within their planning team. The ideal candidate will have experience in a similar role and be responsible for leading a team, either in-house or managing external consultants.
The candidate will liaise directly with the Planning Director and ensure work is completed in line with programme, client expectations, and quality standards.
Vacancy Description / Duties:
1. Preparing feasibility sketch layouts for client bid submissions and responding to planning/client comments.
2. Liaising with clients to meet their brief.
3. Digesting client information to inform design parameters.
4. Project coordination/management, utilizing resources within the team to prepare drawings and documents for planning applications.
5. Coordinating information between consultants.
6. Liaising with local authority officers and stakeholders to progress planning applications or gain approval.
7. Making amendments to planning application packs as required to obtain permissions.
8. Preparing planning layouts, including templates, road layouts, and landscaping.
9. Preparing planning house types (floor plans & elevations).
10. Preparing street scenes.
11. Preparing Design & Access Statements, Supporting Statements, Planning Statements.
12. Preparing presentation materials (coloured layouts, 3D perspectives).
Position Requirements:
* Experience within the residential housing sector, working with national house builders.
* Understanding of clients' house type ranges and plotting requirements.
* Ability to produce accurate, error-free drawings.
* Strong knowledge of planning policies, processes, requirements, and application procedures.
* Knowledge of documents such as Manual for Streets, Government Design Guides, and Building Regulations.
* Ability to work independently or within a team, offering experience when needed.
* Good verbal and written communication skills.
* Proficient with Microsoft Office (Word, Excel, PowerPoint, Outlook).
* Proficient with AutoCAD and Adobe Suite (Photoshop, InDesign).
* Possess a Full UK Driving Licence and own transport.
* Willingness to travel.
Minimum Qualifications:
* ONC/HNC in a construction-related course.
* At least 3 GCSEs at grade C or above, including English and Mathematics.
Desirable:
* Experience with presentation software such as SketchUp and Revit.
