If you are an experienced Associate Director looking for something more commercially led than traditional PM, this is one of the most attractive roles in the logistics and industrial market right now.
I am supporting a highly respected institutional investor and developer to appoint a Property Manager into their London based team. The title is Property Manager, but the role itself sits far closer to occupier management and operational asset management across a best in class national logistics portfolio.
This is not a consultancy style PM position and does not involve collecting rent or running service charges. All day to day FM and PM is outsourced to a major consultancy. Your value is in the commercial oversight, occupier management, development interface and making sure these assets are set up to perform.
The opportunity
You will cover a blend of existing income producing assets and major new development sites including large single let logistics schemes across key growth locations such as Biggleswade, Oxford, Rugby, Gloucester and Cambridge.
* Working alongside the development team, you will
* take schemes from development phase through to completion
* design the management strategy for each asset
* set up service charge structures and site operations
* onboard new occupiers and manage long term relationships
* push back to developers where required to protect asset performance
* stay close to occupiers on licence applications, alterations, L and T matters and operational issues
The PM partner handles the operational delivery, but you stay commercially involved across everything. It is hands on and relationship focused with the ability to shape how each asset operates from day one.

You will need
* strong L and T knowledge
* experience onboarding newly developed assets
* understanding of ManCo structures and site design
* comfort dealing directly with occupiers and solving problems, not just issuing letters
* ability to drive FM partners and outsourced PM teams
* genuine commercial awareness and decision making
* Exposure to data centres is also on offer as the fund continues to diversify.
