OVERVIEW The Project Design Lead's role is to assume ownership, responsibility and accountability for the delivery of projects on time, designs within budget and to the right quality. At times they may be required to assume a Creative as well as a Technical role on projects, to manage the project resources to ensure successful completion of projects under your remit. Ensure that Pre-Con, Commercial and Build teams have the relevant information at the appropriate stages in the design and build process. Company policies and procedures must be adhered to in all activities. The core activities outlined below represent an overview of the position of a Project Design Lead and should not be seen as a prescriptive list of activities. The level of additional activities will vary depending on the demands of the core role. A flexible responsive approach is vital, together with initiative in identifying and focusing on what needs to be done in order to contribute to the achievement of business objectives and innovation in design. CORE ACTIVITIES Project Responsibility Lead agreed projects from developed design to completion with accountability to the Design Director and Technical Director for the effective running and delivery of projects, understanding: Scope required Design team obligations required as Lead designer Agreed fee and resource allocation Effective resource management and project profitability along with delivering a quality product to client satisfaction. Ongoing client management and relationship development Complete fortnightly project report / health check Manage and mitigate risk throughout the project Project Running Work with Designers to realise the design concept. Review design to ensure it is compliant with statutory regulations, or other specialists are consulted to advise. Manage client and team relationships to ensure effective communication and ultimately smooth delivery of projects. Monitor project against agreed original scope and identify any changes to scope to be addressed. Monitoring actual resource against resource requirement and identifying priority areas Address client dissatisfaction rapidly and report to Technical Director and Design Director Work with the project team to ensure that projects are set up correctly in the Tétris project operation system and monitor resources and budget through project delivery. Ensure project files and reporting documents are maintained at all times. Monitor progress of team and take action / inform where performance deviates from the agreed plan, ensure team is compliant with project plan. Mentor and support the rest of the Tétris project team and provide clear leadership. At the outset of the project make sure weekly project meetings are set up and review project progress at weekly project meetings. Report on projects to the Project / Contracts Manager and assist Commercial Manager with any monthly monitoring of income from clients as required. Managing & Mentoring People Encourage communications and interactions throughout the business (Design, Pre-con, Build, Finance), encouraging and in support of a culture of collaboration and shared problem solving. Coach and mentor more junior colleagues both within the Design team and throughout the business. Manage your project to ensure each team member has a valued role to play and is empowered within their given project role Encourage individual responsibility and ownership for tasks. Actively participate in and promote continual professional development throughout the design team. Marketing Actively participate in Tétris marketing and business development activities. Actively maintain existing past project client contacts to contribute to the company's business development network. Inform clients of Tétris services available beyond current agreed scope for future work, maximising fee potential. Periodically attend client and industry networking events and conferences. KEY SKILLS Prepare, develop, edit and review working drawings for Stage 0-6, LTA, Tender, Construction and Record issues. Have a strong understanding of construction procurement and contract types, including difference between traditional and Design & Build routes. Capable of generating technical schedules and other documents related to the design and Have a strong understanding of the design process and coordination of technical design information across all RIBA work stages. Be committed to consistently producing high standards of work. Good knowledge of technical detailing and specialist finishes, including architectural and furniture/joinery Knowledge of latest Planning and Listed Building application and approval processes, Building Regulations and British Standards. Adept at carrying out detailed coordination with other consultants inc. MEP packages, acoustic works etc. Must be proactive, have excellent communication skills, and be willing to engage with all members of the design, pre-construction and delivery teams. On site experience - working closely with contractors to resolve on site issues and ensure a high Highly competent working with Autodesk Revit and ACC construction management software. Continuously monitor and manage risk on projects. Help and advise other projects teams in project reviews.
