Team Leader job in Leatherhead – overseeing reactive repairs and maintenance operations within a busy social housing environment, ensuring the efficient delivery of responsive property maintenance services across occupied residential stock in Surrey and surrounding areas.
The Role
This is an excellent opportunity for an experienced Team Leader to join a fast-paced reactive maintenance team within the social housing sector. The role will focus on coordinating day-to-day repairs and maintenance activity, ensuring all works are completed safely, efficiently, and to a consistently high standard while maintaining strong customer satisfaction.
The successful candidate will be responsible for supervising operatives and subcontractors, supporting the planning and allocation of workloads, and driving performance across key operational KPIs including response times, productivity, quality, and compliance.
Key Responsibilities
1. Leading and supporting the day-to-day delivery of reactive repairs and maintenance services across housing stock in Surrey and surrounding areas
2. Supervising operatives, trades staff, and subcontractors to ensure effective job completion and service delivery standards
3. Supporting scheduling, planning, and allocation of works to meet agreed service levels and deadlines
4. Monitoring job progress and ensuring repairs are completed on time and to a high standard of workmanship
5. Driving performance against KPIs including first-time fix rates, productivity, quality, and customer satisfaction
6. Ensuring all works are carried out in line with health & safety regulations and compliance requirements
7. Acting as a key point of contact for tenants, ensuring a professional and customer-focused service at all times
8. Supporting materials management, resource planning, and workforce coordination
9. Escalating complex repairs and operational issues to senior management where required
10. Contributing to continuous improvement initiatives across reactive maintenance operations
Requirements
11. Experience working within reactive repairs, maintenance, or social housing environments
12. Previous supervisory or team leader experience within property services or maintenance
13. Strong understanding of job scheduling, workflow coordination, and operative management
14. Good knowledge of health & safety and compliance within maintenance environments
15. Strong communication and customer service skills within occupied housing settings
16. Ability to manage workloads effectively in a fast-paced operational environment
17. Experience working with subcontractors and/or direct labour teams
18. Full UK driving licence
