Maintenance Surveyor - Housing Association in Surrey
£29.50 PAYE / £38.00 Umbrella LTD (Inside IR35) • 36 hours per week • 3-6 Month Contract
Responsibilities
* Carry out diagnostic inspections, technical surveys and post-inspections, producing clear reports.
* Oversee and manage contractor performance on repairs, voids, FRA and complex works to ensure quality, compliance, and value for money.
* Manage disrepair claims, environmental health orders, and insurance inspections.
* Ensure effective budget control of approx. £2m within your region, reviewing contractor invoices and challenging costs where necessary.
* Support handover of new developments, ensuring quality control and managing defect periods.
* Maintain excellent customer satisfaction, engaging with residents, leaseholders, contractors and internal stakeholders.
* Ensure health & safety compliance across all works, including asbestos awareness and CDM responsibilities.
Requirements
* Diploma in Surveying, Property and Maintenance (Level 3) or equivalent.
* Membership of RICS, CIOB, or another relevant professional body.
* Experience in housing, repairs & maintenance, contractor management and compliance.
* Strong knowledge of building construction, health & safety, regulatory standards, and asset management.
* Excellent communication, reporting and negotiation skills.
* Ability to prioritise workloads, manage small projects, and work to deadlines.
