Responsibilities include:
1. Ensure young people understand their occupancy agreements and obligations at the start of their licence/tenancy.
2. Help young people maximize their incomes by creating initial benefit claims and supporting them to sustain these claims as circumstances change.
3. Assist employed young people in managing rent accounts and benefit claims.
4. Monitor and manage rent accounts, address arrears, and help young people understand their tenancy responsibilities.
5. Support young people in setting up utility, council tax, and other service accounts, and educate them on their payment responsibilities.
6. Manage the possession and eviction process with support from central teams as needed.
7. Manage waiting lists and make accommodation offers.
8. Lead and manage the void process, including inspections, repairs, cleaning, and ensuring properties meet standards.
9. Oversee the letting process, including viewings, tenancy agreements, rent accounts, and benefit setup.
10. Lead the induction of new young people.
11. Support young people to sustain tenancies, access employment, and prepare for independent living.
12. Signpost to relevant services within and outside of St Basil's.
13. Assist in managing debts and facilitate resident consultations.
14. Educate young people on property maintenance, reporting repairs, and cleanliness.
15. Handle challenging behavior in line with PIE principles, de-escalate situations, and promote positive choices.
16. Engage proactively with young people to identify housing goals and empower achievement.
17. Conduct regular property inspections and ensure safety and compliance.
18. Perform health, safety, and compliance testing, including fire alarms and emergency lighting.
19. Manage damage recharges and ensure young people understand their responsibilities.
20. Carry out cleaning duties and risk assessments.
21. Liaise with external agencies and ensure safety protocols are followed.
22. Control building access and manage visitor policies.
23. Coordinate access for contractors and staff, monitor repair completion, and liaise with Property Services.
Qualifications:
* GCSE (or equivalent) English and Maths at grade 4 or above.
* Willingness to work towards a CIH Level 3 qualification in Housing Management or equivalent.
Desirable:
* Full, current UK Driving Licence.
Role Experience (Essential):
* Experience working with young people.
* Experience in property management, housing officer, or tenancy sustainment roles.
* Experience in customer-facing roles, managing arrears, and using housing management IT systems.
Desirable:
* Safeguarding experience.
* Experience with employability schemes and QL.
* Experience working with young people.
Knowledge (Essential):
* Understanding of standards for registered providers.
* Knowledge of housing management best practices and health, safety, and compliance requirements.
Desirable:
* Understanding of safeguarding procedures, legal possession processes, and the benefits system.
