About the Role
We are seeking a dedicated and knowledgeable Mortgage and Protection Advisor to join our team. This pivotal role involves providing expert financial guidance to clients undertaking self-build, custom build, or major renovation projects. The successful candidate will be based in the Swindon area to facilitate regular on-site presence at the National Self Build and Renovation Centre (NSBRC), the UK's premier venue for independent homebuilding advice and support.
While prior experience in self-build mortgages is advantageous, it is not essential. Comprehensive training will be provided to equip you with the specialized knowledge required for this niche market.
The NSBRC welcomes a significant number of visitors annually. Since opening in 2007, it has helped over a quarter of a million visitors with their home building and renovation projects. They offer independent advice and support, and the NSBRC is the UK's only permanent venue for such services. In addition to the many visitors, the NSBRC also hosts numerous events and workshops throughout the year, further contributing to the number of people engaged with their services.
Key Responsibilities
Mortgage Advisory
* Advise clients on self-build, custom build, and renovation finance options including stage payment mortgages, bridging loans, and development finance.
* Assess clients' financial situations and project plans to determine appropriate lending options.
* Liaise with lenders, underwriters, and valuers to manage applications from submission through to completion.
* Keep up to date with self-build mortgage products and lender criteria.
* Maintain compliance with FCA and internal regulatory requirements.
Protection Advisory
* Recommend appropriate life insurance, income protection, and critical illness cover to complement mortgage arrangements.
* Conduct thorough fact finds to identify protection needs.
* Present protection policies clearly and help clients understand the importance of safeguarding their investment.
Client Relationship Management
* Build trusted, long-term relationships with clients through excellent communication and personalised service.
* Maintain accurate records of client interactions, documents, and applications using CRM systems.
* Offer continuous support throughout the build process, anticipating changes in client circumstances.
NSBRC Centre Engagement
* Work on-site at the NSBRC in Swindon as your primary location.
* Be available to work Saturdays as part of your regular schedule.
* Attend and participate in the NSBRC's seminars, workshops, and self-build shows, providing expert advice and engaging presentations.
* Represent our company professionally at public events and liaise with Centre staff.
Requirements
Essential
* CeMAP (or equivalent) qualified.
* Proven experience as a mortgage advisor.
* Strong knowledge of UK mortgage market, especially specialist lending.
* Understanding of protection products and ability to conduct needs-based selling.
* Excellent interpersonal and organisational skills.
* High level of attention to detail and regulatory compliance.
Desirable
* Experience using self-build-specific mortgage lender portals and systems.
* Familiarity with the construction process or previous work with architects/builders.
