Responsibilities
* Manage the operational aspects of associated ancillary properties.
* Enhance the potential of the portfolio focusing on asset performance, including H&S, service partner management, and budget control.
Key Objectives
* Ensure compliance with all H&S and environmental statutory requirements and best practices.
* Manage contracted service teams, particularly those related to Soft Services, Hard Services, and Vertical Transportation.
* Oversee operational budget lines and assist in the collation of the annual service charge.
* Deliver maintenance, security, cleaning, health & safety, and service charge provisions to required standards within budget.
* Ensure documentation and technical drawings are uploaded to relevant platforms.
Key Responsibilities
* Act as deputy for the Centre Manager when needed.
* Oversee operational and facilities management for the estate.
* Ensure compliance with insurance requirements and liaise with the wider IFM team.
* Prepare operational reports and develop emergency and business continuity plans.
* Lead emergency preparedness training and update tenant handbooks.
* Coordinate tenant inductions and landlord’s major works.
* Ensure compliance with working practices and oversee incident reporting.
* Motivate contractors and assist with shop fit plan approvals.
* Liaise with owner’s representatives and manage the operations team.
* Foster good tenant relationships and perform other duties as requested.
