In this role, you will play a key part in validating and carrying out condition grading of building services assets across our client estateshelping to shape forward maintenance planning and contributing to the long - term stewardship of the built environment. The Asset Surveyor will: 1. Asset Surveys & Site Assessments Attend client sites regionally and nationally to undertake comprehensive asset validation and condition surveys. Carry out systematic inspections of building fabric, mechanical, electrical, and associated assets. Ensure all surveys are completed in line with industry standards, client requirements, and internal methodologies. 2. Technical Expertise Apply a strong understanding of building components, systems, and structures to accurately identify and record asset details. Interpret site layouts, technical drawings, and O&M manuals to support accurate asset identification. 3. Data Capture & Reporting Capture, validate, and record asset information using digital tools, survey software, and structured templates. Grade and evaluate asset condition consistently using recognised condition rating frameworks. Produce clear, accurate survey outputs that integrate with asset management systems (e.g., CAFM). 4. Collaboration & Stakeholder Management Work independently or as part of a wider team of surveyors, ensuring high-quality and consistent survey delivery. Collaborate closely with the Asset Manager and relevant stakeholders to support the development of forward maintenance plans (FMPs) and lifecycle models. Communicate findings and recommendations clearly to internal teams and clients. 5. Planning & Operational Efficiency Plan and organise site visits to minimise disruption to building users and operational environments. Prioritise workloads efficiently, ensuring surveys are completed within agreed timescales and project deadlines. Essential Criteria Recognised Electrical, Mechanical, or Building Services trade qualification. Normal eyesight and colour vision, suitable for accurately assessing and identifying asset conditions. Full UK driving licence, with the ability to travel to client sites regionally and nationally. Ability to obtain and successfully complete relevant security clearances, including Non-Police Personnel Vetting (NPPV) and AccessNI. Proficient in the use of IT equipment, including PC, tablet, and smartphone devices. Competent user of Microsoft Excel, with the ability to manage and interpret asset data effectively. Desirable Criteria Working knowledge of BIM and COBie standards, with the ability to interpret and utilise structured asset information models. Experience working to SFG20 standards, ensuring asset maintenance regimes align with industry-recognised specifications.
