Join Our Team as a Regional Property Surveyor in London and surrounding areas!


Regional Property Surveyor

Location - Field Based (Ideally North London based, travel required across our LSE division)

Salary - Competitive + Benefits + Car Allowance

This role would be ideally suited for someone with Property Surveying experience but is looking for opportunities to upskill on the job.

Please note: Training will be provided on areas needed. A can-do attitude and willingness to enlarge your core skills base is essential.


Main Purpose of our Regional Property Surveyor

To assist the Asset Management team in providing effective property management, commercial and technical services to the Estates Management Team, including New Development Handovers, Defect Surveys and Resolution, Asset Surveys, end of warranty surveys, and Planned Maintenance of existing stock. Manage and implement McCarthy Stone Management Services' companywide approach to Fire safety, working closely with the Asset Management team, internal property teams, our Primary Fire Authority, and other statutory agencies. The successful person will play a key part in developing our fire safety management systems and embedding a 'safety first' culture of continual improvement within the business.


Main Responsibilities

* Support the Operations team with handovers of new developments, carrying out defect reports and asset/end of warranty surveys.
* Act as Contracts Administrator for planned work contracts, using standard forms of contract (NEC & JCT), reconcile final accounts, and issue client instructions.
* Prepare scheme designs with costings, project timelines, and specifications.
* Organise tender documents and advise on contractor, designer appointments, and procurement routes.
* Deliver planned works following a tender process.
* Assess the condition of existing buildings, identify and analyze defects, and propose repairs.
* Collaborate with MSRL Regional Teams to support property-related issue resolution and customer satisfaction.
* Coordinate with relevant departments, including Group Commercial and Group Design.
* Stay informed of legislation and best practices, advising accordingly.
* Assist in developing, implementing, and monitoring fire safety policies and strategies.
* Undertake Fire Risk Assessments and develop action plans for new and legacy developments.
* Manage fire enforcement action plans and ensure their timely completion.
* Support property teams in developing 'Person Centred Risk Assessments' (PCRA's).
* Develop and deliver training and communication on fire safety legislation and practices.
* Conduct audits to ensure property compliance.


Qualifications and Skills

* Educated to HNC, degree, or equivalent; preferably working towards a professional qualification in construction (CIOB, RICS).
* Proficient in Microsoft Word, Excel, and property management systems like FixFlo.
* Knowledge of Health & Safety regulations, including CDM Regulation 2015.


Desirable

* Fire safety qualification (NEBOSH Fire Certificate, IFE Level 3/4, or CFPA Europe Diploma).
* Membership of a recognized professional body (IFE, IFSM, IOSH, IIRSM) with CPD evidence.
* Experience managing or advising on fire safety in medium to large organizations.
* Up-to-date knowledge of relevant legislation (FSO 2005, Housing Act 2004, Building Regulations 2019).
* Experience in policy development and implementation related to fire safety.
* Understanding of fire prevention, compartmentation, and 'stay put' strategies.
* Ability to investigate fire incidents or breaches of the RRO.
* Knowledge of building fire safety systems and M&E.


Role Requirements

* Previous experience in building/property surveying.
* Strong knowledge of the construction or property management industry.
* Project management experience is beneficial.
* Minimum of 3 years' experience in property management or a similar sector.
