Location: Ealing or Staines (Hybrid working - limited office attendance required)
Salary: £82,287–£85,000
Contract type: Permanent – Full Time (35 hours per week, Monday to Friday)

Are you an experienced commercial specialist with a passion for delivering high-quality housing investment programmes? As our Commercial Manager, you’ll play a pivotal role in delivering cyclical and planned improvement works across our housing portfolio. You’ll take the lead on all commercial and quantity surveying activity - managing financial controls, overseeing procurement, monitoring performance, and ensuring we maximise value across our contracts.
Working closely with the Contracts Manager and Head of Investment, you’ll provide expert commercial leadership, guide strategic planning, and influence key decisions that directly improve outcomes for our residents.

Key Responsibilities
* Lead commercial management of cyclical and planned investment projects.
* Manage financial and contractual arrangements with contractors, including valuations and final accounts.
* Prepare tender documents and pricing frameworks for procurement.
* Oversee procurement activities, ensuring compliance and long-term value.
* Monitor project expenditure, produce cash flow forecasts, and identify financial risks early.
* Support monthly and strategic reporting for senior leadership.
* Manage designated budgets and ensure value for money.
* Assess contractor claims and agree final financial terms.
* Lead and develop a small team, fostering excellence and continuous improvement.
* Collaborate with stakeholders across Property, Finance, and Procurement.
* Ensure compliance with KPIs, Health & Safety, and environmental standards.
More About You
* HNC/HND (or equivalent) in Quantity Surveying or related discipline.
* Membership of RICS or CIOB (or working towards).
* Minimum 7 years’ experience in commercial management and contract administration (NEC, JCT).
* Strong commercial and financial track record, ideally in housing or construction.
* Skilled in procurement, contract delivery, and dispute resolution.
* Ability to produce clear specifications, tenders, and contract documentation.
* Excellent reporting and analytical skills.
* Confident reading technical documentation and engaging stakeholders.
* Proficient in Microsoft Office and contract management systems.
* Strong understanding of financial planning, risk management, and compliance.
* Hands-on leadership style with ability to motivate and develop teams
