The purpose of the role is:
To be the technical coordination point for daily maintenance activities, including Specialist Subcontractors, Suppliers, and support teams. The role also involves acting as the authorized person for Electrical & Mechanical Systems.
Responsibilities
1. Manage a team of technical engineers, including performance reviews, mentoring, and managing annual leave.
2. Operate all M&E systems within the building effectively, including HV Electrical/Mechanical isolations/operations, with regard to business risk and energy use. Provide technical reports and recommend improvements.
3. Ensure all Specialist Subcontractor visits comply with approved Method Statements, Risk Assessments, and relevant documentation.
4. Sign off on Specialist Subcontractor worksheets, inspect work quality, and communicate recommendations to the Technical Manager.
5. Maintain minimum staffing levels at all times.
6. Close and report all reactive work orders within SLAs, recording critical spares/stock used.
7. Participate in weekly team and client meetings as required.
8. Complete shift handover reports, noting significant events for oncoming shifts and management.
9. Promote QHSE compliance activities, conduct Toolbox Talks, and report hazards/near misses.
10. Manage areas under CBRE control, ensuring they meet show site standards.
11. Assess and escalate potential risks with impact and mitigation strategies.
12. Oversee planned maintenance tasks, ensuring timely completion within SLAs.
13. Follow and improve engineering policies and procedures.
14. Escalate issues affecting site availability, H&S, and security.
15. Respond effectively to helpdesk, client, and management requests.
16. Provide quotations for critical spares and parts.
17. Undertake tasks as assigned by Engineering Leaders based on competencies.
18. Implement training plans with management.
19. Perform electrical switching within Change Control processes and authorization limits.
20. Lead shift training and operate critical plant systems when authorized.
21. Conduct monthly and annual compliance checks with the team.
