Building Facilities Supervisor Reports To: Assistant Building Operations Manager Location : Site-Based – Manchester City Centre Role Purpose As the Building Facilities Supervisor at this high-end, new-build residential development, you will ensure the seamless operation of all on-site services, maintaining exceptional standards of quality, compliance, safety and cost-efficiency. Working alongside the Housekeeping and Front-of-House teams, you’ll play a pivotal role in the smooth running of plant, machinery and building systems. Key Responsibilities Building Services & Inspections Carry out routine inspections in line with the Building Services Schedule to identify and address maintenance or cleaning requirements. Check and verify the condition and functionality of critical systems, including: Lighting Fire-safety systems (alarms, smoke ventilation) and fire doors Access control, locks and security measures Heating, ventilation and air-conditioning systems Pumps, waste chutes and risers Windows, doors and structural elements Troubleshoot minor faults where possible; report and escalate more significant issues. Manage on-site bins and refuse systems. Supervise third-party contractors: brief them on tasks, oversee their work and review completed jobs. Maintain tool and materials stock levels, ensuring equipment is in good condition. Routine & Cyclical Maintenance Coordinate scheduled maintenance activities with external providers. Track progress of pending maintenance tasks and ensure timely completion. Verify and sign off completed work. Promptly report and escalate urgent maintenance or snagging issues. Undertake ad-hoc maintenance tasks as necessary. Cleaning Support Assist the Housekeeping and Leisure teams with cleaning duties as required. Manage site waste disposal, including bin rotations and liaison with waste-collection services. Perform external cleaning tasks such as jet-washing communal areas and low-level window cleaning, and respond to unplanned cleaning emergencies. Resident Support Assist with utility metre readings and respond to residents’ facility-related enquiries. Emergency Response Provide assistance during emergency call-outs, coordinating a swift and effective on-site response.
