Outline of role We’re on the lookout for a commercially minded Quantity Surveyor to join our growing Projects Division. This is a fantastic opportunity for someone who thrives in a fast-paced environment and has a proven track record delivering high-quality retail fit-out and refurbishment schemes. In this role, you'll take full commercial ownership of projects within our Projects Department, ensuring contractual compliance, profitability, and positive cash flow across your portfolio. You'll be responsible for the end-to-end commercial management of retail fit-out and refurbishment schemes, including both standalone and design-and-build projects. These range in duration from quick one-week turnarounds to more complex programmes lasting up to nine months, with values typically between tens of thousands and £2 million. From day one, you'll be hands-on – measuring, scoping, and tendering works, selecting and appointing subcontractors, and maintaining accurate commercial reporting throughout delivery. You’ll manage subcontractor and client payments, oversee financial tracking, and ensure all final accounts are completed accurately and efficiently upon project completion. Main responsibilities Attend site scoping visits and pre-start meetings to understand the brief and agree on deliverables. Develop detailed cost plans and ensure a robust financial handover to delivery teams. Prepare tender documents and manage the subcontractor procurement process. Provide clear commercial advice to project managers and delivery teams throughout the project lifecycle. Track and manage all project costs, identify risks and opportunities, and maintain accurate cost value reconciliation (CVR) reports. Prepare interim valuations and final accounts for clients and subcontractors. Maintain strong working relationships with client quantity surveyors, cost managers, and other key stakeholders. Ensure all contractual and commercial obligations are met under JCT or similar forms of contract. Maximise project cash flow, managing payments and forecasting accurately. Track project variations and proactively challenge subcontractor final accounts. Support continuous improvement by contributing to lessons learned reviews. Knowledge/experience required A minimum of 5 years in a similar Quantity Surveying role within the construction industry, with a strong focus on retail fit-out projects. Experience with blue-chip retail clients is advantageous, but a track record of delivering retail environments is essential. Experience should include fast-track programmes, high-spec interior fit-outs, and coordination with retail-specific constraints (e.g. out-of-hours work, live trading environments). Good sound knowledge of commercial and construction contracts in particular JCT contractual arrangements. Experience of working with schedule of rates and / or frameworks. Preferred background in retail construction. Education Educated to GCSE Standard (or equivalent) including English and Maths. Degree, BTEC or HND/HNC (or equivalent) in Quantity Surveying, Construction Management, or other construction related studies (preferred). Preferably qualified or working to qualification under Chartered Institute of Building (CIOB) or RICS (Royal Institution of Chartered Surveyors).
