Join our team as a Head of Development (Property). We are recruiting a Head of Development (Property) to lead our ambitious housing programme and shape the future of Bolton’s communities. This is a fantastic opportunity for an experienced leader to deliver on our aspiration of building 250 new homes a year and to make a lasting impact. You’ll manage and inspire our Development Team, oversee complex projects from start to finish, and ensure every home we deliver meets the highest standards. Key Responsibilities
 * Lead and inspire the Development Team to deliver Bolton at Homes ambition of 250 new homes a year.
 * Manage development and regeneration projects from planning through to completion.
 * Identify and progress new build and regeneration opportunities.
 * Build and maintain strong relationships with contractors, consultants, and stakeholders.
 * Oversee scheme appraisals, cash flows, legal agreements, and funding claims.
 * Ensure projects are delivered on time, within budget, and to the highest quality.
 * Embed Equality, Diversity & Inclusion and champion Health & Safety across all projects.
 * Contribute to continuous improvement and drive innovation in housing delivery.
What Youll Need To Succeed
 * Proven experience in housing development, regeneration, or large-scale construction.
 * Strong leadership and people management skills with the ability to inspire high performance.
 * Commercial awareness with experience in appraisals, budgets, and contract management.
 * Excellent communication, negotiation, and relationship-building skills.
 * Knowledge of housing policy, planning processes, and funding streams.
 * Ability to manage competing priorities in a fast-paced environment.
