Development Manager – Places for People

At Places for People, we hire People, not numbers! If you thrive on making a real difference, we want you. We’re dedicated to creating inclusive and thriving communities across Scotland and beyond. We do not discriminate based on protected characteristics and we are committed to equal opportunity for all applicants.

More About the Role

We’re delivering one of Scotland’s most significant housing projects – over 1,300 new homes on the outskirts of Edinburgh. This development will create vibrant mixed‑tenure communities with landscaped green spaces, improved transport links, and new educational and commercial facilities to address Scotland’s housing emergency.

As a Development Manager, you’ll support the Project Director and Head of Development through the full development cycle. Your responsibilities include:

* Managing and delivering the masterplan and individual phases.
* Preparing commercially viable financial appraisals and coordinating consultant teams to secure planning approvals.
* Assisting with bid submissions, managing budgets, and maintaining high‑standard gateway papers and reporting.
* Engaging with multiple stakeholders, local planning authorities, and internal teams to optimise schemes and maximise returns.
* Networking externally to promote Places for People Developments.

Qualifications and Experience

We’re looking for a Development Manager with experience in housebuilding and infrastructure delivery at various stages. You should be financially astute, comfortable with appraisals and financial models, and familiar with planning processes and negotiations, including affordable housing agreements. Strong communication and organisational skills are essential, and you must manage multiple projects simultaneously, remaining proactive and motivated to grow your skill set.

Benefits

* Competitive salary with an annual review
* Matched pension contributions up to 7%
* 35 days annual leave with the option to buy or sell leave
* Cashback plan for healthcare costs – up to £500 saving per year
* Competitive bonus scheme
* Company car or car allowance
* Training and development opportunities
* Extra perks – large discounts and offers from shops, cinemas, and more

How to Apply

If you meet the criteria and are ready to take the next step, please follow our simple 5‑minute application process: upload a CV and a supporting statement that demonstrates how you meet the role’s requirements. For any questions, email the recruitment team. We may bring the closing date forward if we receive a large number of quality applications, so apply promptly.

Diversity and Inclusion

We offer a guaranteed interview for candidates who are disabled, neurodiverse, or have served in the Armed Forces, provided you meet the essential criteria. If you would like to be considered under this scheme, indicate this in your application. We are also committed to creating an inclusive and accessible recruitment process; let us know if you require any reasonable adjustments.

Safeguarding

Safeguarding is everyone's responsibility at Places for People. We protect children, young people, and adults at risk from harm, abuse, and neglect through robust policies, pre‑employment checks, and ongoing training. All employees, volunteers, and contractors must uphold the highest standards of safeguarding and accountability.

Armed Forces

We guarantee an interview to active or former Armed Forces service members, reservists, veterans, cadet instructors, and military spouses/partners who meet the essential criteria.

Disability Confident

We are a Level 2 Disability Confident Employer. Disabled applicants who meet the essential criteria will be guaranteed an interview.

Neurodivergent

Neurodiverse applicants who meet the criteria for the vacancy will be guaranteed an interview.
