Due to new contract wins, our client is recruiting for a Quantity surveyor to join their team in the Greater Manchester area.
A Social Housing Quantity Surveyor manages project costs, ensuring value for money and financial control for housing developments and maintenance works. Key responsibilities include estimating costs for materials and labour, preparing tender and contract documents, on-boarding subcontractors, controlling expenditures, and reconciling cost reports to ensure compliance with budgets and client contracts.
Core Responsibilities
Cost Management & Control:
* Oversee all project expenditures, monitor day-to-day costs, and ensure financial targets are met and value for money is achieved.
Budgeting & Estimating:
* Provide accurate estimates for materials, labour, and timeframes for housing projects and maintenance.
Contract & Tender Management:
* Prepare and administer contracts with clients, subcontractors, and suppliers, ensuring compliance with relevant policies and industry forms like JCT and NHF.
Reporting & Analysis:
* Reconcile cost reports, provide financial forecasts, and monitor progress against project budgets.
Risk Assessment:
* Identify and assess commercial risks within projects and propose solutions to mitigate them.
Subcontractor Management:
* On-board and manage subcontractors and suppliers, ensuring they adhere to contractual obligations.
Key Skills & Knowledge
Cost Engineering:
* A strong understanding of estimating, cost control, and financial assessment.
Client & Stakeholder Liaison:
* Ability to communicate effectively with clients, project teams, and suppliers to understand needs and ensure alignment.
Risk Management:
* Skills in identifying and managing commercial risks associated with construction projects.
Procurement:
* Experience with on-boarding and managing subcontractors and suppliers.
Financial Reporting:
* Proficiency in preparing and reconciling cost/value reports and profit forecasts.
