Role Overview
This post focuses on Nacro’s responsibility for dealing with damp and mould and other major hazards in its properties. You will work as part of a damp and mould repair administration team, alongside Nacro’s property maintenance helpdesk. You will ensure repairs are effectively tracked and progressed in a timely manner to achieve a quick resolution, identifying any problems in achieving this, and recommending changes to process and practice as required.
Key Responsibilities
* Raise orders with Nacro’s contractors, landlords and other social housing providers.
* Obtain quotes from contractors for higher works against agreed specifications.
* Liaise with local Nacro operational teams, contractors, landlords and partner agencies to ensure that orders for works are raised, timelines agreed, and repairs completed within the target time.
* Track and chase all repairs to ensure targets are met.
* Arrange for surveyors to attend properties to assess more complex/extensive works/damp cases.
* Produce brief reports for Nacro’s tenants on problems with damp and mould and other major hazards.
* Maintain comprehensive records of all void works undertaken.
* Focus on any delays in completion of works, problem solve with relevant individuals.
* Identify and suggest improvements to processes to enhance efficiency.
* Prepare regular reports on repairs, progress, and any issues encountered and potential solutions to remedy these.
* Support the helpdesk team as required in processing invoices, checking for value for money and correct works undertaken, checking all records and if necessary, with operational teams to ensure works have been undertaken satisfactorily in any post inspection of repairs.
Essential Skills & Qualities
* Experience of working in a property management environment, dealing with repairs, including damp and mould (training will be given if not essential).
* Demonstrable experience as an administrator.
* Basic knowledge of property maintenance (training will be given if not essential).
* Good written and oral communication skills and the ability to liaise effectively with contractors and external agencies.
* Ability to work on your own initiative.
* Ability to work under pressure and prioritise workload.
* Competency in the use of Microsoft Excel and Word.
* High level of accuracy and attention to detail.
* Good organisational and administration skills.
* Good telephone manner.
