The Role:
As Senior Commercial Manager, you will be a core part of the senior leadership team, working in close partnership with the Construction Director and reporting directly to the UK Managing Director. Your primary responsibility will be to oversee all commercial aspects of the companys super-prime residential projects, typically ranging from £15 million to £50 million and beyond.
You will be instrumental in setting commercial strategy, building out the commercial team, managing project cost control, contract management, and procurement and will act as a senior point of contact with clients, consultants, and subcontractors.
Key Responsibilities:
Lead all commercial functions for projects across Prime Central London and key UK locations
Provide strategic commercial leadership alongside the Construction Director on each project
Manage cost planning, cash flow forecasting, procurement, contract negotiation, and risk management
Build and mentor a high-performing team of quantity surveyors and commercial managers
Develop strong relationships with key consultants, client representatives, and subcontractors
Work with the Managing Director to refine commercial reporting and project profitability models
Actively support pre-construction and tendering activity, contributing to bid strategy and pricing
Represent the business in key negotiations, protecting commercial interests while maintaining long-term partnerships
Occasional travel to the US or Caribbean offices for group meetings and collaboration
Requirements:
Proven experience at Commercial Manager or Senior Commercial Manager level in the super-prime or high-end residential construction sector
Demonstrable track record of managing large-scale, complex projects over £15 million
Excellent understanding of contract law (JCT and bespoke forms), procurement strategy, and commercial risk
Outstanding leadership skills, with experience growing and developing commercial teams
Gravitas, discretion, and an ability to operate in client-facing environments at the highest level
A collaborative and proactive mindset, comfortable in a dynamic, growing organisation
Degree-qualified in Quantity Surveying or Construction Management (or similar)
