About the Role
As the Sales Manager,you will be pivotal in growing and driving Ullswater’s ownership sales activity, maximising opportunities. Supported by central functions and a strong park team, you will drive point-to-point sales activity to achieve realistic targets while upholding our company's ethics and core values.
Attributes
We seek a dynamic and results-oriented sales leader to drive lodge ownership sales revenue (average sales price +£160k / AUM +£55k). The ideal candidate will have a proven track record in leading high-performing sales teams in lodge sales and a passion for delivering exceptional customer experiences. You will be a strategic thinker with strong commercial acumen who can inspire and develop the park team to exceed realistic and achievable sales targets.
This is a pivotal role within the business, offering the opportunity to shape the sales function at Ullswater Heights and contribute significantly to the company's growth & direction.
Key Responsibilities
* Deliver a comprehensive sales strategy aligned with business objectives.
* Build a ‘sales first’ environment,motivatingand leading the sales function to exceed targets.
* Foster strong relationships with potential and existing lodge owners to drive repeat business and referrals.
* Conduct market research and competitor analysis to identify opportunities and optimise sales strategies/approaches.
* Work with Directors & General Manager to manage sales budgetsand track performance against key metrics (e.g.,conversion rates,AUM performance,customer acquisition cost)
* Take the lead & actively participate in lodge sales for the park, driving lead generation, qualification, and conversion through effective sales presentations and relationship-building.
* Generate local & catchment area marketing opportunities.
* Ensure adherence to sales processes,policies,and compliance regulations (e.g.,FCA,GDPR).
* Collaborate with the park team, marketing,operations,and finance teams to optimise the customer journey and maximise revenue.
* Take pride in park appearance, ensuring that sales stock is always well-presented, reflecting the parks and Leisure Resorts 5-star accreditation and ethos.
* Actively improve knowledge by completing training and attending courses as the business requires.
* Build relationships with on-park teams at all levels, promoting an ‘everyone is in sales’ ethic.
* Support handover procedure and experience, ensuring compliance with business processes and expectations.
Required Skills and Experience
* In-depth knowledge of the luxury lodge ownership market, with a track record of selling at pricing in excess of £150,000 plus.
* Well-versed in working in agile & demanding holiday home/lodge sales environments,with a proven track record of achieving sales targets.
* Strong sales management and coaching skills,with the ability to develop and motivate a team.
* Excellent communication and interpersonal abilities,focusing on building rapport and trust.
* Strong commercial acumen and financial analysis skills,with the ability to make data-driven decisions.
* Ability to build and maintain strong relationships with customers,partners,and internal stakeholders.
* Ability to develop strong working relationships with the on-park team, including the General Manager.

Contract Type:Full Time Permanent, on receipt of successful references and satisfactory DBS check
Probation period:6 months
Salary:up to £60,000 basic
OTE:£100,000 to £120,000
Pension:Workplace Pension
Accommodation:Available if required (subject to monthly charge)
* Hours:45 hours per week (5 days / 2 days off) – with weekend working - although this may be more dependent on business needs
