Clerk of Works - Social Housing
Location: South London
Salary: £42,000 - £45,000 per annum
Contract: Permanent
The Opportunity
We are recruiting for an experienced Clerk of Works to join a respected social housing provider in South London on a permanent basis. This is a fantastic opportunity to take on a key quality assurance role, ensuring housing projects are delivered safely, to specification, and to the highest standards for residents.
The successful candidate will act as the client's representative on site, inspecting and monitoring works across repairs, planned maintenance, and new build/refurbishment projects.
Key Responsibilities
1. Carry out regular inspections of works on site to ensure compliance with specifications, drawings, and housing standards
2. Monitor workmanship, materials, and overall quality of construction across housing projects
3. Report on progress, defects, risks, and non-compliance issues, keeping stakeholders informed
4. Ensure contractors adhere to health & safety regulations and contractual obligations
5. Check and verify works at key stages, including damp & mould remediation, repairs, adaptations, and refurbishment projects
6. Liaise with residents, contractors, project managers, and client teams to resolve issues quickly and effectively
7. Prepare detailed site reports, documenting inspections, defects, and corrective actions
8. Monitor performance against KPIs and support continuous improvement of housing delivery
9. Provide expert advice on quality assurance and compliance matters
Requirements
10. Proven experience as a Clerk of Works or Building Inspector within social housing - essential
11. Strong technical knowledge of construction, repairs, and property maintenance
12. Familiarity with housing legislation, regulations, and compliance standards
13. Excellent eye for detail with the ability to identify and report defects
14. Strong written and verbal communication skills
15. Ability to liaise effectively with contractors, residents, and internal teams
16. Knowledge of health & safety and CDM regulations
17. Full UK driving licence and access to a vehicle preferred
