About Bruntwood SciTech

Bruntwood Scitech owns and manages the largest portfolio of science and technology campuses in the UK with 10 campuses across Manchester, Leeds, Liverpool, Cheshire, Birmingham, and Cambridge, including Manchester Science Park, Alderley Park and Innovation Birmingham. This role will be based at Alderley Park - SK10 4TG.

Team

You’ll be part of a core team of seven within Asset & Property Management covering the UK wide portfolio. Collaborating with wider internal teams including development, finance, commercial and valuations as well as other external stakeholders. Your focus will be on Asset Management in the main with some focus on Property Management.


What’s important to us

We’re looking for a hands-on Asset Manager to support our Alderley Park portfolio, which includes 2500 innovators across the Life Science & Tech space over 400 acres of land.


Key experience

* Commercial Asset Management experience at its core is what we’re looking for in a hands on, proactive role.
* Although there isn’t any line management responsibility, you’ll be someone who can lead by example and make key decisions.
* Understand appraising and analysing investment decisions.
* Have experience of working with discounted cashflows and preparation of board papers for the approval of capital expenditure.
* Have experience in the commercial property market including management of large multi-let buildings.
* A big bonus would be experience in/understanding of commercial valuations and development.


What you’ll be doing

* You’ll decide which projects happen through the setting and continued ownership of the strategy for each building across the Campus.
* Monitoring and approving new lettings and renewals to ensure adherence with target returns.
* Overseeing the delivery of projects within the project plan, collaborating with the Commercial and Commercial Account Management teams, making sure that the works are triggered at the right time.
* Playing an internal client role on valuations, you’ll have a strong understanding of wider market transactions that influence the campus.
* Owning and managing service charge so our rates remain competitive whilst at the same time providing best in class service for our customers through budgeting and reconciliation process.
* Monitor ad-hoc and non contractual spend ensuring that any expenditure by the client is necessary and proactively managed to minimise costs
* Supporting the Head of Laboratory Services, both in the provision of support, but also scientific services and specialist ancillary services such as bespoke waste management
