The role Join Southern Housing as a Project Manager (Capital Works/Access Systems/Cyclical Decs) and lead the timely, cost-effective delivery of capital works across our homes, ensuring statutory compliance, health & safety, and high resident satisfaction. This role will lead the planning, delivery and completion of capital works projects across Southern Housings portfolio. You will oversee all stages from property surveys and specification writing through to tendering, contractor management and final account reconciliation, ensuring projects meet agreed quality, cost and health & safety standards while maximising value for money and resident satisfaction. You will monitor budgets and cashflows, report progress against KPIs, coordinate Section 20 notices, manage handovers and defects, and maintain clear, proactive communication with residents and stakeholders. Additionally, you will drive continuous improvement, advise colleagues on technical and regulatory matters, contribute to investment planning, and mentor or cover for fellow project managers as required. This role will be based in our office at Sittingbourne and cover the Kent area. With hybrid working arrangements between office, site visits and work from home, the role is offered on Permanent basis, and you will require a valid driving licence and essential use of car. What youll need: HND/C level qualified & SMSTS or equivalent relevant professional qualification or qualified by experience Significant experience and qualification in property maintenance including diagnosis and specifying remedial work as well as a detailed knowledge of housing construction, component replacement, and budget control and management Knowledge and experience with administering various industry standard forms of contracts (TAC/JCT/TPC etc.) and schedule of rates Significant experience in contract management of capital and cyclical works contracts and projects with the ability to: write, review and agree specifications, manage programme and cashflow projections and make adjustment to align with budgets, including assessing site set up and access issues and provide customer focused resolutions Ability to communicate answers and solutions confidently to customers/colleagues - face to face, by phone and by writing in customer friendly language Strong negotiating and influencing skills, be persuasive and diplomatic while remaining independent In your supporting statement, it is important that you address how you meet each of the above six criteria providing real examples.?
