Position: Estate Manager
Location: Hythe Marina Village, Shamrock Way, SO45 6DY
Working Hours: Monday to Friday 0900 -1730
Salary: £38,000 - £40,000 (depending on experience)

Key Responsibilities and Requirements:
As an Estate Manager at Rendall & Rittner:
1. Customer service is at the heart of everything you do. You build and maintain strong relationships with stakeholders.
2. You are a strong communicator with sound knowledge of leasehold legislation and can respond to clients, residents, and stakeholders in a timely manner, addressing any queries or concerns.
3. You have experience managing on-site major works, remedial works, and PPMs, with a high level of contractor management experience, ensuring quality and performance against targets.
4. You have experience conducting site inspections, ensuring statutory compliance and adherence to Health & Safety regulations.
5. Manage on-site staff and oversee the day-to-day operations of the development, ensuring high standards of customer service for residents and guests.
6. Work with the Property Manager to produce reports and structured plans for ongoing maintenance, updating these regularly for use by the Property Manager, client, and residents’ association.
7. Oversee health and safety matters, ensuring that Quooda (the health and safety system) is kept up to date, and that quotes are obtained and instructed within a reasonable timeframe.
8. Assist the Property Manager in compiling and managing the budget.
9. Report Health & Safety issues to the Property Manager immediately.
10. Work with the Property Manager to obtain quotes, manage contractors on-site, and delegate responsibilities where appropriate.
11. Collaborate effectively with the residents’ association.
