My client is seeking an experienced Freelance Planner to support a prestigious £20m high‑end residential new‑build project in Surrey. The ideal candidate will be a current or former Project Manager with strong delivery experience who has transitioned into — or wishes to focus on — project planning. Working closely with the Project Director, Design Manager, Commercial team, and site staff, you will take ownership of developing, maintaining, and reporting on the construction programme across pre‑construction and delivery phases. The role will suit someone who understands luxury residential construction in detail and can translate real‑world site knowledge into accurate, buildable programmes. Key Responsibilities 1. Programme Development & Management Produce and maintain fully logic‑linked construction programmes (baseline and working versions) * Develop build sequences for key stages including Enabling works Double basement excavation & RC works Waterproofing systems Timber frame erection First/second fix trades High‑spec finishes and commissioning Build tender, procurement, design, and construction programmes aligned with project milestones. Update programmes weekly and monthly, identifying progress, risks, float, and recovery actions. 2. Reporting & Communication Provide regular programme reports and dashboards to senior leadership and the client team. Present delays, constraints, and mitigation strategies in a clear, structured way. Liaise closely with site managers, subcontractors, design teams, and commercial staff to capture accurate progress. Support monthly progress meetings with clear, data‑backed programme narratives. 3. Risk, Change & Scenario Planning Identify programme risks and develop mitigation strategies early. Assess impact of design changes, late information, procurement delays, and site constraints. Run “what‑if” scenarios to support decision‑making. Assist the commercial team with forensic planning for delay analysis when required. 4. Integration With Design & Procurement Maintain an information release schedule (IRS) aligned with programme requirements. Work with the Design Manager to ensure drawings, details, and technical info arrive on time. Sequence procurement activities and specialist packages to ensure alignment with site needs. 5. Tools & Systems Use industry‑standard planning software (e.g., Asta Powerproject, MS Project). Ensure planning data is structured, auditable, and aligned with contractual and reporting requirements. Required Experience & Skills Experience as a Project Manager or Senior Site Manager on complex high‑end residential projects. Previous planning experience is essential, but the client welcomes PMs who have moved into planning or want to specialise in it. Strong understanding of construction sequencing, buildability, and subcontractor interfaces. Ability to build accurate, realistic programmes rooted in real‑world delivery experience. Experience on premium/luxury residential projects (£5m–£20m). Strong analytical skills and attention to detail. Advanced skills in Asta Powerproject or similar. Qualifications * Degree/HNC/HND in Construction Management, Engineering, or similar (preferred). * CSCS card. * SMSTS (beneficial but not essential for a planning‑focused role).
