The Land Manager will play a key role in identifying, appraising, and securing residential development opportunities, working closely with the New Homes department to bring sites from acquisition through to sale. This role bridges land sourcing, developing relationships, and sales strategy, contributing directly to the growth of the department’s development pipeline. Key Responsibilities Land Acquisition & Appraisal Identify and source potential residential development sites (land, conversions, and redevelopment opportunities) Use land sourcing tools to research and monitor planning applications to identify future opportunities Build and maintain relationships with landowners, developers, planning consultants and other industry contacts Conduct initial site appraisals considering planning potential, market demand, and financial viability Carry out site visits to assess opportunities and establish site potential Track site progress from acquisition through planning to sales delivery Analyse local property markets, pricing trends, and competitor activity Produce high-quality analysis and reports of potential sites for consideration Maintain accurate records of all opportunities, contacts, and pipeline activity Work closely with the wider office network to promote local opportunities to developer and investor clients. Represent the department at networking events and industry functions Key Skills & Experience Experience in estate agency, land or new homes sales preferred Keen interest in the residential property market Ability to generate business and build long-term relationships Excellent negotiation and communication skills Strong attention to detail Self-motivated, target-driven, and proactive Salary Up to £35,000 per annum
