They operate a small but dynamic office specialising in high-quality student properties and are known for delivering exceptional service to both landlords and tenants within the local market. Role Overview: This is an outstanding opportunity for an experienced property professional to lead the Bristol office as General Manager. You will oversee all day-to-day operations, manage a motivated team, and act as the senior figure within the student lettings market locally. Key Responsibilities: Lead, motivate, and support a small team of lettings and property management staff Conduct regular 1:1s, performance reviews, and staff training Foster a positive, high-performance culture within the office Oversee the full student lettings cycle: marketing, viewings, contracts, renewals, and move-ins. Drive occupancy levels and support peak-season lettings campaigns. Monitor and analyse key KPIs, including occupancy, revenue, turnaround times, and customer satisfaction. Ensure the Bristol office meets all legislative and compliance requirements (Right to Rent, deposit regulations, HMO standards). Oversee property management duties including inspections, maintenance coordination, and tenant communication. Support budgeting and financial performance for the office Act as the senior point of contact for tenants, landlords, contractors, and external stakeholders. Represent the office in internal management meetings. Oversee scheduling, workload distribution, and office priorities. Build strong relationships with local universities, student groups, and community stakeholders. Skills and Qualifications: Proven experience in lettings, property management, or residential accommodation (student lettings highly desirable). Previous experience in a supervisory or management role. Strong understanding of lettings legislation and compliance. Excellent communication, leadership, and team-building skills. Commercial mindset with the ability to drive performance and hit targets. Highly organised, proactive, and comfortable in a fast-paced environment. Competent with property management systems and general office software. Package and Benefits: £37.500 - £40,000 per year. Full-time, permanent position.
