General Builder
The role of the In-House team General Builder is to safely undertake all General Building (where permitted) tasks including reactive and preventative maintenance, and other building related works to properties on the Estate.
The role requires that all works carried out are completed to a high standard, comply with relevant regulations and within budget.
Key Responsibilities
Key responsibilities are:
Works
· Liaise with Supervisor to review and prioritise all repairs in line with FixFlo priorities.
· Undertaking of routine maintenance and repair works on residential, commercial and agricultural properties.
· Ensure all reactive and planned maintenance tasks are completed efficiently in terms of time, cost, workmanship quality and to meet expectations and regulations where required.
· Assist the Supervisor in the design, specification, pricing and supervision of planned refurbishment and other project works, liaising with staff, external bodies and consultants as required.
Ø Carry out all types of brickwork and stonework using traditional and modern mortar mixes including lime mortar.
Ø Carry out plaster repairs, using traditional and modern plaster mixes including lime.
Ø Undertake all above and below ground drainage, gully and chamber repairs.
Ø Repair and or replace rainwater goods.
Ø Undertake minor roofing repairs as required using slates, tiles, ridges. Including lead soakers and flashings.
Ø Carry out chimney repairs including fitting of pots and rain/bird guards etc.
Ø Undertake and/or assist with all types of fencing works.
Ø Prepare for and Installation of replacement kitchens, and bathrooms, working with other trades.
Ø Fit wall and floor tiling to kitchens and bathrooms.
Ø Assist in the Installation of replacement windows, doors and frames as required.
Ø Assist with any other tasks that may occur such as blocked drains, gutter clearance, flood assistance and other emergency works etc.
Inspection
· Identify and record location of services and supplies at all properties to help ensure that the property database is accurate and up to date.
Compliance
To assist the Supervisor to ensure the Estate meets its legal obligations for compliance in the following areas:
· Health, Safety, Environmental and Welfare.
Financial
· Ensure that all receipts and expenditure are given to the Supervisor for correct cost allocation to tasks, projects etc.
Purchasing
· Ensure that all required parts and materials are ordered and procured (ensuring best value for money) in time to enable repairs to be undertaken within allocated time frame.
Fleet Management
· Ensure that you always check any estate vehicle you are using and report any defects, accidents or repairs that are needed straight away to ensure the vehicles are well maintained and available for use.
General
· Support the Estate by responding to out of hours and emergency call-out to ensure that issues are dealt with swiftly, minimising disruption to occupiers.
Skills and Experience
* City & Guilds NVQ Level 3 or equivalent trade qualification
* Knowledge of construction techniques, technologies, identifying defects and remedies
* Experience of working with older and historic buildings
Other Requirements:
* Vehicle owner with full UK driving licence.
* There will be a requirement to work at height and in enclosed spaces. All safety equipment will be provided by the Estate.
