Technical Maintenance Surveyor
Salary: £40,703 + £2,140.80 car allowance
Location: Remote with travel to Staffordshire
The Technical Maintenance Surveyor will support the Repairs Manager in conducting surveys and property inspections across the housing stock, focusing on repairs and voids in compliance with current legislation. Using the Nat fed 8 rates, you will scope works, materials, and plant required, ensuring value for money and high-quality service for customers.
Responsibilities:
1. Perform detailed surveys of properties, diagnosing complex faults and failures, and conducting inspections across voids and responsive repairs.
2. Inspect, measure, and schedule works, including pre-inspections and preparing diagrams or drawings necessary for the work.
3. Measure and schedule remedial works for void properties and identify repairs chargeable to tenants vacating the property.
4. Prepare detailed specifications based on Nat fed 8 rates, oversee contractor delivery, and manage quality, value, and progress in line with contract terms and customer expectations.
5. Conduct joint surveys with expert witnesses for Scott schedules.
6. Complete inspections related to Damp, Mould, and Condensation, providing solutions aligned with ombudsman recommendations (AWAABs Law).
7. Prepare and distribute relevant information to the legal team, including section 20 notices and disrepair works to ensure safety and compliance.
8. Proactively identify and manage risks affecting compliance, keeping the Compliance Manager informed.
Requirements:
* HNC or relevant Trade Qualification
* Experience in a similar role within a social housing organisation
* Driving license and access to a car for business use
* Willingness to undertake a DBS check
