Residential Management Group, a large, established market-leading property management company, is looking for an experienced Building Manager, based at our development at Lakeshore, Bristol.
The Building Manager's primary responsibility is to provide property management services to a residential building, ensuring the building is managed in line with the client's expectations while providing excellent customer service to residents and visitors.
What hours will I be working?
You will work a 37.5-hour week, with core hours from 9am to 5.30pm, with some flexibility to work outside these hours when required, typically between 8am and 6pm.
Responsibilities include:
* Managing the development to ensure a safe, secure, and well-maintained environment.
* Monitoring all installed services in line with service level agreements and lease terms.
* Constructing and managing budgets to fund key services.
* Overseeing work of staff and contractors, maintaining communal areas, gardens, and grounds.
* Monitoring service charge collections and managing credit control.
* Ensuring maintenance and major works are carried out by approved contractors, following consultation procedures under Section 20 legislation.
* Responding promptly (within 24 hours) to referrals from the Customer Service Centre, including complaints and correspondence.
* Supervising and supporting on-site staff, ensuring compliance, conducting appraisals, and resolving employee issues.
Skills and experience required:
* Previous experience in a similar role.
* Understanding of the Building Safety Act and relevant regulations.
* Ability to interpret leases.
* Good understanding of accounts and budgeting.
* Excellent communication skills, both verbal and written.
* Problem-solving skills with diplomacy, empathy, and patience.
* Proficiency with relevant IT systems for data recording.
