Estate Surveyor – Cheshire – £45.00 per hour (Umbrella) A Local Authority in Cheshire is seeking an experienced Interim Estate Surveyor to join their Property Services team. This is an excellent opportunity to play a key role in managing and improving a diverse property portfolio. Key Responsibilities - Manage service charges, including preparation and maintenance of apportionment schedules and accuracy checks. - Ensure rent collection meets KPIs, holding regular debt meetings as required. - Review and process tenant applications, preparing ODNs and instructing solicitors within agreed timescales. - Oversee a portfolio of land and property holdings, including tenant management functions such as lettings, assignments, sub-lettings, changes of use, alterations, dilapidations, surrenders, and defect monitoring. - Provide accurate insurance data to the Council's Insurance Team, ensuring premiums are correctly recharged to tenants. - Manage and develop the Council's EPC data strategy. - Mentor and support junior Surveyors and Assistants. - Review and challenge asset performance, contributing to option appraisals, planned maintenance, investment needs, and opportunities to improve value. Requirements - Degree qualified and a Member of the RICS. - Strong background in property management across complex estates and portfolios. - Proven ability to deliver complex projects successfully. - Experience of working with both internal and external stakeholders to achieve results. - Knowledge of compliance requirements, including Health & Safety, rent collection, and service charge management.
