We are seeking an experienced property professional to lead and manage a varied portfolio ofmercial and residential lettings, including office amodation and temporary/social housing. This role is responsible for maximising occupancy, minimising void periods, and ensuring all properties are maintained to a high standard while remaining fullypliant with statutory and contractual requirements. A strong focus on tenant engagement and delivering a high-quality, customer-focused service is essential.
Your new role
1. Property & Tenancy Management / Void Management.
2. Develop and implement strategies to reduce void periods and maximise occupancy across the portfolio.
3. Monitor performance, analyse trends, and rmend improvements to increase utilisation.
4. Coordinate marketing and promotion of available properties and liaise with internal housing teams.
5. Act as the main point of contact for tenants, ensuring queries and issues are resolved efficiently.
6. Build and maintain positive tenant relationships through clear and proactivemunication.
7. Implement feedback mechanisms to improve service delivery and tenant satisfaction.
8. Monitor rental ie and arrears, ensuring effective debt management processes are in place.
9. Manage budgets, ensuring cost control and achievement of ie targets.
10. Ensurepliance with all relevant regulations, including health & safety, housing legislation, and data protection.
11. Produce regular KPI reports covering occupancy rates, void turnaround, arrears, and tenant satisfaction.
12. Present insights and rmendations to senior stakeholders to drive continuous improvement.
13. Support the sourcing and acquisition of additional properties in line with strategic objectives.
14. Conduct market research and financial appraisals to inform investment decisions.
15. Oversee onboarding and integration of new properties into the portfolio.
16. Work closely with internal teams including Housing, Property Services, and Finance, as well as external partners to ensure seamless delivery of services.
What you'll need to succeed
17. Proven experience withinmercial lettings, property management, or social housing.
18. Strong understanding of property legislation, tenancy agreements, andpliance requirements.
19. Excellentmunication and stakeholder management skills.
20. Experience managing budgets, ie targets, and financial performance.
21. Strong organisational and multitasking abilities.
22. Data-driven mindset with experience in reporting and performance analysis.
