Overview

Bellway is one of the UK’s largest house builders. Our Thames Valley Division in Reading is looking to recruit a Senior Technical Coordinator to join the Division’s Technical department.


Role Summary

The Senior Technical Coordinator provides technical management and design coordination on new developments, and supports Legacy sites with remedial works and investigations related to fire regulation changes. The role supports land/estimating/surveying/buying/construction and sales functions and reports to the Senior Technical Manager and Technical Director.


Responsibilities

* Pre Acquisition
o Provide technical support and advice during acquisition of new sites.
o Commission and prepare due diligence/technical reports.
o Research and advise on site constraints and abnormal conditions that may impact design or development costs.
* Planning
o Support detailed planning applications.
o Conduct technical review of schemes before submission to local authority.
o Advise on layout optimisation to improve net-to-gross development area or increase revenue.
o Provide architectural advice on design layouts and appearance of new developments.
o Pre-select external materials.
o Commission investigative site surveys and reports.
* Implementation
o Prepare technical support for detailed design information to aid procurement and construction.
o Pre-select, appoint, and manage consultant design team.
o Negotiate consultant fee proposals and monitor expenditure against budgets.
o Coordinate payments to external consultants.
o Attend design team meetings.
o Set outline design programmes and monitor consultant performance.
o Lead optimisation process for early floor‑plan sign‑off.
o Advise and coordinate sustainability and environmental requirements.
o Clear building control, site engineering and warranty conditions with NHBC.
o Liaise with statutory utility providers and local authority to clear conditions.
o Co‑ordinate specialist sub‑contractors and attend site progress meetings.
* Sales
o Provide supporting information to the Sales Department for sales literature and conveyancing.
o Plot conveyancing plans for land registry.
o Produce computer‐generated images, basic sales plans and area schedules.
* Legacy Sites
o Collaborate with Bellway’s central Fire Team.
o Review archives and provide project information to fire specialists.
o Coordinate investigations of legacy buildings by specialist surveyors.
o Attend monthly regional Fire Team meetings and manage technical aspects of remedial works.


Experience, Qualifications and Skills

* Experience as a Technical Coordinator with a high‑volume house builder.
* Fundamental understanding of the development business and ability to balance varying internal departmental needs.
* Up‑to‑date knowledge of CDM regulations.


Qualifications And Training

* Current CSCS card or equivalent.


Skills and Aptitude

* Strong communication and listening skills.
* Highly motivated to deliver quality developments.
* Ability to work independently and as part of a team.
* IT literate and able to adapt to new systems.
* Good administration skills.
* Committed to diversity and inclusion.


Working Conditions
